This is hands down the best place to find a realtor for Cache Valley. The people that work in this office are kind and honest. Kyle Livingston is a superb realtor and very knowledgeable in a wide range of properties. He's transparent and hard-working on your behalf. You won't find a better place to buy or sell your real estate. I've been inside this office many times and the staff is very helpful and considerate of your interests. I would easily trust this office with my most valuable investment. When you work with them, you feel like they are in the business of people, and houses and properties are just a byproduct of what they have to offer. They are committed to what matters most to you.
My experience as a buyer with Century 21 was neutral. On one hand it didn't cost me significantly since the seller pays all realtor fees. On the other hand, it felt like my agents were just making me sign CYA documents for themselves and were almost representing the seller more then they were representing me. It was a seller's market at the time, so hard to say though.
I don't want to publicly call out my agents, but they have the first initials of H and J and I think they have since moved on from Century 21 to BHHS. They did encourage me to offer a lower price when it was a seller's market, but they did not give me an idea of what the price range should be so I was left to guess. So in the end I still overpaid because the seller failed to disclose $10K in cosmetic damages (holes in walls, damage to carpet and flooring). Ironically I asked "H" specifically if there was any cosmetic damage that was being covered up by the seller's belongings. The answer is "yes, significantly" but my realtor did not ever get the info back to me from the seller.
There was probably an additional $10-20K in devaluation from other undisclosed aspects beyond the cosmetics. I suggested looking for a realtor beyond C21, and BHHS.
Edit in response to owner: Yes, the name on file would be different. That's great to hear you have weekly improvement meetings! Suggestion 1 send out surveys at maybe six and twelve months to see how owners feel about homes. Suggestion 2 improve communication at every step. Like the final walk through I felt like I didn't know what it was for. That's when the cosmetic damage was first visible. I didn't know if I could have canceled at that point and still gotten my earnest money back. Or when the offer was being made my agent made it sound like I was to write the letter when really C21 took care of it. Suggestion 3 reassure clients when things don't go as planned. Saying something like "unfortunately we tried negotiating on X but the seller wouldn't budge" to me sounds better than "the seller is getting X and that's going to really help them out." Suggestion 4 a personalized checklist on your site of each step would be helpful. I remember creating an account online anyways so you could put it there.
Kristen Seedall was the best realtor that we have ever worked with. She understood our needs and pointed us to houses that would fit them. Since we were moving from out of Cache County she would go see houses on her own and let us know if it met our needs or not. The house we decided to purchase was one we didn't want to see. She got to know us well enough to know the house was an option even if we didn't think it was. Thanks to Kristen we found the perfect house for us. I would recommend Kristen to anyone looking for a great realtor in Cache Valley.

Kent is well connected in the valley, and anytime we mention that we are working with him, everyone always gushes how he's the best of the best. It's been a long, hard process to find a house in this market, but Kent and Teri have never given up and have been so reassuring and helpful, making sure that we found the perfect home for us! We're so grateful!
We recently sold our home and had an amazing experience with Century 21. Our realtor was Jacob Howell and he was wonderful to work with. He was knowledgeable about the area and helped us accurately price our home. Jacob was always willing to answer our questions and kept in contact with us to let us know exactly what was happening with the sale of our home. I would recommend Century 21 to anyone looking to buy or sell in Cache Valley.
